Public meetings for EVL site development garner interest

About 80 people attended a pair of meetings held last Tuesday focusing on the potential seniors housing developments being pursued for the former East View Lodge site.

The open meeting was held both in the afternoon and evening at the Neepawa Public Library, and was hosted by NADCO's Wayne Hildebrand, as well as an architect from fT3 Architects – the company hired to prepare the design for the proposed building.

The response at the meeting, as well as the stack-full of responses to the survey sent out to the community this week, were positive for Hildebrand.

“We're trying to see if there's opportunity in this community to move forward at that site,” Hildebrand explained. “We need to know, before an architect can plan a building, what are we building for.”

NADCO is currently spearheading the effort to bring a seniors housing complex to the former site of East View Lodge. The goal is to receive about $3 million in funding through a Manitoba Housing grant program for the project that is estimated to cost about $10.2 million.

The community will also have to raise about $1 million, while the rest of the moneys needed are expected to be raised through sales and investments.

Tuesday's meeting was to both gauge interest as well as educate about the building.

No plans are set in place for the proposed complex, but they are currently considering offering both assisted and independent living at the complex.

Both one and two bedroom apartments are expected to be available, with early estimates having a one-bedroom spanning about 650 square feet, while the two-bedroom may be about 825 square feet.

Meanwhile, two potential exterior design concepts (pictured below) have been created to give an idea of how the new complex may be constructed. It's expected there would be about 50 units and four floors in the building.

No dollar figures were given for what the units may cost. NADCO and fT3 are assessing whether rentals, life leases, or outright purchases plus monthly fees are feasible.
